A perimeter fence either holds or it doesn’t over time. What determines that isn’t height—it’s the specification.
Residential chain link typically uses 11– or 11.5-gauge wire on a lightweight framework. It looks like commercial fencing. It does not perform like it. When a residential contractor installs residential product at a commercial scale, the result is a fence that sags, shifts, and fails within a few years under the load conditions of a working property.
J&A Fence is a licensed commercial fence contractor based in Avondale, PA, installing commercial security fencing across Chester County with additional projects throughout Delaware County, PA, northern Delaware, and Cecil County, MD. Family-owned and established in 2012, and recognized as Best of Chester County from 2021–2025.

Material Specification—What Separates Commercial Grade from Residential
Specification determines performance—not appearance.

Wire Gauge—The Primary Differentiator
Wire gauge determines the thickness and strength of the chain link fabric. The smaller the gauge number, the thicker and stronger the wire.
11–11.5 gauge
residential grade. Standard at big-box retail. Not appropriate for commercial perimeter applications.
9 gauge
commercial and industrial standard. Thicker wire, heavier zinc coating, significantly more cut and impact resistance. This is the specification J&A installs on commercial properties.
6 gauge
high-security applications. Substantially thicker wire for maximum cut resistance and climb deterrence. Used on facilities requiring elevated security standards.
Wire gauge is determined during the estimate based on property type, security requirement, and fence height—not defaulted to a single specification across every commercial job.

Galvanized After Weaving (GAW)—Coating Integrity
Commercial chain link fabric is galvanized using the GAW process—Galvanized After Weaving. The wire is woven into fabric first, then hot-dip galvanized as a complete unit. This coats every contact point uniformly, including the wire intersections where corrosion typically begins on lighter-grade fabric. Chester County’s climate—humid summers, road salt exposure near driveways and access roads, freeze-thaw cycles—accelerates coating failure on lighter residential-grade fabric. GAW coating typically holds longer under those conditions. J&A installs commercial-grade GAW fabric to ASTM A392, the specification for zinc-coated steel chain link fence fabric.

Schedule 40 Framework—Post and Rail Integrity
Schedule 40 refers to pipe wall thickness and is the commercial and industrial framework standard for chain link fence installation. Terminal posts, line posts, and top rail are all heavier than the Schedule 20 pipe used in residential applications. A heavier framework maintains plumb under lateral wind loads, impacts, and seasonal ground movement. On a working property where vehicles and equipment are part of daily operations, the integrity of the framework determines how long the fence remains aligned. J&A installs Schedule 40 framework on commercial and industrial projects, confirmed to ASTM F1043—the specification for strength and protective coatings on metal industrial chain link framework.

Mesh Size—Balancing Security and Visibility
Standard commercial chain link uses a 2-inch diamond mesh pattern with 9-gauge wire. Smaller mesh sizes—1.75 inch, 1.5 inch, and smaller—are available for applications requiring additional climb deterrence, containment, or reduced visibility through the fence line. We confirm the right mesh specification for the property during the site assessment.
Security Configurations
Height Options
Commercial chain link is available in 6-foot, 8-foot, 10-foot, and 12-foot heights. Height selection depends on the security requirement, local zoning, and whether topping will be added.
Privacy Slats
Vinyl-coated privacy slats insert into the chain-link diamond pattern, reducing visibility along the fence line without replacing the chain-link system. Available in multiple colors. Used on storage yards, equipment yards, and commercial properties where screening is required alongside perimeter security. Privacy slats do not convert chain link to a solid privacy fence—they reduce visibility while keeping the chain link structure intact.
Security Topping Options
Barbed wire can be added to the top of commercial chain link using angled arms extending outward from the post tops—adding both a physical and visual deterrent to unauthorized entry. Standard configurations use three strands of Class III galvanized barbed wire complying with ASTM A121. Razor ribbon is available for facilities requiring a higher level of climb deterrence. Both options are subject to local zoning restrictions across Chester County and northern Delaware—not every municipality permits security topping—and arm angle, height, and proximity to the public right-of-way all vary by township. We confirm local requirements before any topping is specified.
Top Tension Wire
Where security topping is not required, a top-tension wire provides a clean finish to the fence line, maintains fabric tension along the full run, and adds structural support at the top of the fence. Standard on commercial installations without barbed topping.
Gates for Commercial and Industrial Properties
Gates are structural components—they carry more stress than any other part of the fence system. Weight, span, hardware, and daily use frequency determine how a commercial gate performs over time.
Swing Gates
Single- and double-swing gate configurations for pedestrian and vehicle access. Terminal gate posts are set in concrete footings sized to the gate weight and span. Hardware is commercial-grade throughout—hinges, latches, and drop rods specced to the opening.
Slide Gates
Cantilever slide gates for vehicle access where swing clearance is limited. The gate rolls along a track parallel to the fence line—no ground contact, no ground rail to collect debris or ice. Used on properties where a swinging gate would conflict with traffic flow, grade changes, or facility layout. Gate posts are set in oversized concrete footings to carry the lateral load of the sliding panel.
Gate Post Sizing
Gate posts are set independently from line posts and sized to the gate span and weight. Commercial gate posts are heavier gauge than line posts—terminal post diameter increases with fence height and gate span. Correct gate post specification prevents post lean and gate misalignment over time.
Installation Standards
ASTM F567—Installation Practice
J&A installs commercial chain link fencing in accordance with ASTM F567, the standard installation standard for chain link fence. This covers fabric tensioning, tie wire spacing, terminal post bracing, and gate hardware installation. This keeps installation consistent across long fence runs and multiple access points. Installation to a published standard—not to field judgment—is the difference between a fence that holds alignment and one that drifts within the first few seasons.
Post Setting Depth—Southeastern Pennsylvania Frost Line
Posts set above the regional frost line for southeastern Pennsylvania move in Piedmont clay soil. Freeze-thaw cycles gradually displace shallow footings each winter. Every J&A post is set below the regional frost line in concreted footings. On commercial properties with heavy vehicle traffic near the fence line, footing depth and concrete volume are increased to account for ground vibration and lateral load on terminal posts. Depth is determined before installation—not adjusted during the job.
Pennsylvania One Call (PA 811)
Required by law before any post-installation involving ground penetration. We initiate PA 811 on every installation—before any hole is dug.
Zoning and Permit Considerations
Commercial fence permits in Chester County are issued at the township level under the Pennsylvania Uniform Construction Code. Most Chester County and Delaware County municipalities require a permit for new commercial fence installations above a specified height. Security topping—where permitted—may require separate review.
We review applicable permit requirements before installation begins and can assist with coordination where required.
Barbed wire and security topping are subject to local zoning restrictions in Chester County and northern Delaware. Not every municipality permits barbed wire. Height restrictions, arm-angle limitations, and proximity to the public right-of-way vary by township. We confirm local zoning requirements before any security configuration is specified.
PA 811 notification is handled as part of every installation—see Installation Standards above.

Commercial Security Fence FAQs in Chester County
What’s the difference between residential and commercial chain-link fence?
The main differences are the wire gauge and the framework. Residential chain link uses 11–11.5 gauge wire on Schedule 20 pipe. Commercial grade uses 9-gauge wire on Schedule 40 framework—thicker, heavier, and more resistant to cutting and impact. GAW galvanizing adds a heavier zinc coating at every contact point. The performance gap is not visible on installation day. It shows within a few seasons.
What wire gauge do I need for a commercial property in Chester County?
Most commercial perimeter applications—storage yards, warehouses, equipment yards—call for 9-gauge chain link on Schedule 40 framework. High-security applications where cut resistance and climb deterrence are priorities may require 6-gauge fabric. Wire gauge is confirmed during the site assessment based on property type, security requirements, and fence height.
Does a commercial fence installation in Chester County require a permit?
Most Chester County and Delaware County municipalities require a permit for new commercial fence installations above a specified height. Requirements vary by township—height thresholds, setbacks, and security topping restrictions differ across the county. We review applicable requirements before installation begins and can assist with coordination where required.
Can a chain link fence provide privacy on a commercial property?
Vinyl-coated privacy slats insert into the chain link diamond pattern, reducing visibility without replacing the fence system. Available in multiple colors, they are commonly used on storage yards and equipment yards where screening is needed alongside perimeter security. Privacy slats reduce visibility—they do not convert chain link to a solid privacy fence.
How deep are posts set on a commercial chain link installation?
Post depth is determined by fence height, post gauge, and site conditions—not set to a blanket standard. Posts are set below the regional frost line for southeastern Pennsylvania to prevent freeze-thaw heave in Piedmont clay soil. On properties with heavy vehicle traffic near the fence line, footing depth and concrete volume increase to account for ground vibration and lateral load.
